ESSENTIAL JOB DUTIES:
Primary DutiesPerforms mechanical, electrical, plumbing, maintenance, inspection, and repair as it applies to buildings, systems, and equipment, including but not limited to HVAC-R, ice makers, refrigerators, furnaces, exhaust fans, pumps and motors.Performs some electrical work such as replacement of ballasts, lights, receptacles and switches as needed within Company buildings following lockout tagout procedures.Performs plumbing repairs to restroom fixtures and devices.Reads and interprets blueprints, electrical diagrams and equipment instructions to maintain, repair and install building systems and equipment.Exercises safety relief valves on boilers and hot water tanks. Checks systems controls on heating and cooling equipment for proper function, including monitoring and adjusting computerized environmental systems.Performs inspections of work done by outside vendors to ensure compliance and completion as required by contract or work request.Performs light carpentry, minor sheet metal, or duct work.Performs scheduled inspections of equipment and tests operation of generators.Responds immediately to fire alarm systems. Disengages electrical, water, or gas systems to protect building occupants and property.Advises management of general condition of facilities and equipment and any unusual problems or concerns that arise; makes recommendations for Facilities improvements or upgrades.Monitors and alters building temperatures and lighting using CSI-TAC, the company’s computerized environmental control system.Understands and troubleshoots building sewer and septic systems.Performs inspections of new building construction to ensure accessibility and proper operation of building systems and equipment.Recommends and receives supplies and equipment purchases. Maintains tools and supply inventories.Performs general maintenance activities such as changing lights and ballasts, installing lighting fixtures, painting, repairing, moving office equipment and furniture, replacing floor covering, repairing or replacing washroom fixtures, adjusting clocks, snow removal, etc.
Prepare meeting spaces by arranging tables, chairs, and audio-visual equipment according to specific requirements for upcoming meetings.Track Emergency Generator’s run hours.Other duties as assigned.Accountability / End Results1. Proper functioning and minimal downtime of building facility systems and equipment.2. Recognizing and reporting minor repair situations before conditions deteriorate into costly major repairs.3. Responding promptly to building emergencies. In addition, on site personnel provided during Standard Hours of Operation, the awarded bidding company shall provide twenty-four (24) hours a day, seven (7) days a week availability for emergency response this shall include emergency restoration efforts as needed.Accurate and current log of information and data relative to the inspection, maintenance and repair of building facilities and equipment.Eversource’s Safety courses are required to be taken to ensure alignment with safety practices.Safe work practices and operation of equipment.Subject to on-call assignments.Typical RequirementsTraining and Experience1. High School Diploma with up to one year of additional specialized training or the equivalent.2. Three years of general building maintenance or related experience.3. CFC CertificationSpecial skills helpful to this position include Certificates in Heating and Refrigeration, Electrician, Plumber, HVAC-R, Fire (Panel) Agent, Fork Truck Operator, Lift Operator, etc.Must be physically fit to perform job duties which include heavy lifting (up to 50lbs.), climbing ladders, twisting, turning and bending.Knowledge/Skill1. Technical knowledge of mechanical and electrical systems.2. Must hold a valid motor vehicle operator’s license.3. Must have basic computer skills.4. Must have basic plumbing and carpentry skills.5. Must have the ability to use hand and power tools, specialized testing, and troubleshoot equipment safely and correctly.
