We are seeking a detail-oriented and experienced Project Manager to oversee large commercial flooring projects. The ideal candidate will be responsible for managing all aspects of the project lifecycle, ensuring quality assurance, safety, and profitability. This role involves coordinating with various stakeholders, maintaining accurate project reports, and ensuring timely invoicing and material procurement.
Responsibilities
Attend project hand-off meetings from sales and agree on estimated budget.
Maintain accurate monthly project profitability reports and track progress.
Review contracts for scope, inclusions/exclusions (excluding contract signing).
Review submittal lists and shop drawings for accuracy and completeness.
Ensure material lists are complete ("full kit").
Manage ASIs, RFIs, CCDs, and all required reporting.
Update SOV percentages for timely invoicing each month.
Produce and manage change orders.
Oversee BIP buyout and management; coordinate field supervision.
Create in-house installer budgets, work orders, and track progress.
Attend on-site meetings.
Manage project schedules and update task management software.
Review material budgets and approve material procurement and delivery arrangements.
Conduct site safety and hazard assessments.
Coordinate testing and review results prior to installations.
Review and approve subcontractor invoicing; resolve invoice discrepancies.
Follow up on overdue payments (90+ days).
Coordinate in-house labor schedules and perform weekly 6-week look-ahead for resource availability.
Schedule weekly local pick-ups during scheduling meetings.
Update master construction schedule.
Prepare installer packets for BIPs and BF in-house crew (operation hours: 7am - 5pm).
Ensure quality assurance, safety, and profitability of projects.
Negotiate with clients and subcontractors.
Exhibit strong interpersonal skills.
Manage accounting tasks related to AR & AP, including collecting payments over 60 days.
Pass background check, drug test, and maintain a clean driving record.
Essential Skills
4-6 years of experience in project management, construction management, and commercial construction.
Proficiency in Exepron, Reportex, and Measure Square.
Experience with large commercial flooring projects.
Strong estimation, negotiation, and safety management skills.
Team player mentality with an all-hands-on-deck approach.
Ability to manage large construction floor installations.
Additional Skills & Qualifications
Experience with a large commercial flooring company managing projects with $500k - $1,000,000+ in revenue.
Willingness to join a growing company with a niche business line.
Familiarity with task management software.
Site safety and hazard assessment experience.
Ability to travel within WA (up to 4 hours travel time).
Ability to work 80% in the office and 20% on the road.
Clean driving record.
Work Environment
The role requires working 80% in the office and 20% travel, with travel all over WA except Spokane. Initial 60 days will be in the PO, then move to the Seattle branch to support. The worksite address is 3250 Airport Way South, Ste 217, Seattle, WA. Work hours are Monday - Friday, 7am - 5pm, with a professional dress code (Business Casual). Pay and Benefits
The pay range for this position is $90000.00 - $160000.00/yr.
