Port of Seattle Lease Administration Specialist – Aviation in Seattle, Washington

Some of what you'll be doing:

As a Lease Administration Specialist, you will develop, review, maintain and manage the provisions of lease and concession agreements to support the Aviation Business & Properties, Ground Transportation, and Airport Dining and Retail business operations at Seattle Tacoma International Airport (SEA).

  • You will manage the administration of SEA commercial property leases, consent to assignments, and amendments for the Aviation Business and Properties (AVBP) and Aviation Commercial Management (AVCM) work groups.

  • You will manage commercial property leases by interpreting, tracking, reporting and summarizing important agreement details and critical dates.

  • You will manage commercial property lease renewals, financial terms, legal stipulations, and overall leasable space commitments and obligations.

  • You will prepare and update lease abstracts and provide analysis and interpretation of lease data to internal stakeholders.

  • You will collect, research and analyze certificate of insurance and surety instruments to meet Port policies and standards.

  • You will support AVBP and AVCM managers with their assigned lease portfolios and tenant oversight functions which includes coordinating (re)assignment of space, collecting utility meter data, reporting activity levels and Port infrastructure usage, and general communication.

  • You will assist the managers and the Drawing and Data Systems Specialist with the creation of exhibits to ensure real estate, airport property and associated rent are being assessed and charged accurately, consistently and fairly.

  • You will perform other duties as assigned.

Who you are:

  • Experienced – You have three (3) years of experience in property, contract, or lease management.

  • Desired – We hope you have a Washington State Notary certification and/or a Real Estate License.

  • Knowledgeable – You have a comprehensive knowledge of real estate fundamentals pertaining to commercial leases, terms, provisions, types, concession-based rents, airline/tenant leasable space and activity levels, and associated business concepts. Additionally, you are able to interpret graphic exhibits, maps, floorplan sketches, or legal documents as they pertain to concession agreements, commercial leases, insurance documents and financial sureties (e.g. bonds, letter of credit, and liability policy).

  • Financial Acumen – You have basic knowledge of accounting and property management standards which includes implementation and enforcement of agreement terms and provisions, accurate billing, and appropriate accounting treatments for each lease agreement. Additionally, you are skilled in analyzing financial data with the ability to perform detailed reconciliations from a variety of financial and internal reporting systems and render clear business decisions and solutions when managing complex scenarios and computations.

  • Technologically Savvy – You have skills in Microsoft Office products, Adobe Acrobat, accounting, and property/lease management systems (PROPWorks, PeopleSoft, or similar software) and leverage them to increase efficiency in your work.

  • Detail Oriented/Effective Communicator – You have a strong attention to detail, excellent time management and the ability to prioritize tasks and balance workload. Additionally, you have excellent written and verbal communication skills.

What else you need to know:

  • Work Schedule – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role.

  • Work Environment – This work will take place in a hybrid remote/in-office setting at Management’s discretion.

  • Washington State Residency Requirement – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.

  • Overtime Eligible – You are eligible for overtime pay in this role.

  • Security Requirements – As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance.

  • Grade Review – The pay range and grade for non-represented positions are under review and subject to change as part of the Port’s work to implement a new pay program. This review is intended to ensure that positions are aligned with the new program that will be implemented in early 2024.
