Job Description
The Project Manager is responsible for making a major positive impact on the prosperity and stability of assigned projects through consistent application, energetic, accountable, and competent leadership. The Project Manager will utilize their intuition, intelligence, experience, skills, and wisdom to proactively assist management and the project team to fulfill the owner's vision while protecting the company's interests. The Project Manager ensures projects are completed on time, within budget, and with quality, professionalism, and integrity.
Responsibilities
Perform duties as directed by Lead Project Manager.
Train and develop Project Engineers.
Define and lead all pre-construction activities.
Review all project estimates with a focus on details and general conditions.
Assist Estimator with and review Value Engineering Process.
Purchase all materials, equipment, and subcontractors not handled by the estimating or purchasing department.
Write subcontracts and purchase orders.
Assist with the review and finalization of contracts.
Conduct and document Construction Plan Meetings for each assigned project.
Formulate the construction schedule.
Obtain permits when required.
Obtain and distribute contract documents and addendums to personnel and subcontractors when required.
Establish and update the office set of project plans and specifications as required.
Have a complete understanding of design-build documents and project intent.
Obtain, review, and organize all project submittals for distribution when required.
Manage project files for submittals, RFIs, change orders, and other documentation.
Define all manpower requirements and finalize the manpower loading chart.
Prepare project budget set-up to establish labor tracking and forecasting.
Establish and maintain a productive relationship with the project team, staff, owner, architect, engineer, subcontractors, vendors, and others involved in the project.
Proactively assist the project team by anticipating deficiencies and resolving them timely.
Provide unsurpassed customer service by understanding and exceeding customer expectations.
Manage subcontractors and update project documents with addenda and changes when required.
Continuously monitor project budgets.
Visit job sites weekly.
Review labor cost codes and manpower loading with field superintendent or project engineer weekly.
Maintain equipment delivery schedules and review with the project team weekly.
Maintain and update a detailed project schedule monthly.
Conduct quality control inspections of all work installed.
Attend subcontractor or coordination meetings weekly.
Prepare and process proposed change orders and maintain the project change order log.
Review and compose project requests for information (RFIs).
Track submittals for project construction and coordination.
Prepare and present project review documentation.
Ensure project safety and manage weekly safety audits.
Submit all invoices and billings.
Maintain and prepare all documentation relative to delays, changes in work conditions, and schedules.
Ensure a proactive approach by anticipating future project requirements and needs.
Maximize profitability through coordination, communication, and on-time delivery of products.
Prepare and maintain project closeout schedule.
Compile the final pay application and lien waivers.
Notify and coordinate all punch list issues with the project team.
Notify subcontractors and suppliers of required closeout documents.
Verify that the project is ready for final inspection and acceptance.
Coordinate and schedule equipment start-up, owner training, and commissioning if required.
Prepare and distribute Operation and Maintenance (O&M) manuals as per contract requirements.
Manage the completion and distribution of project as-built documents.
Prepare a list of subcontractors and contact persons for warranty work.
Prepare warranty documentation.
Prepare closeout report for Post Construction Meeting.
Prepare all project documents for archiving.
Interact with Service Company for potential work associated with the project being managed and other opportunities.
Essential Skills
7+ years of Mechanical Contracting experience
Experience with project financials and budgeting
Experience with commercial construction projects up to $70 million
Proficiency in Procore, Sage, Change Order, RFI, Estimation, Design, Commercial Construction, HVAC Design, HVAC Mechanical
Additional Skills & Qualifications
Experience with Higher Education, Pharma, Labs, Healthcare, Industrial projects
Proficiency in Sage software
Strong problem-solving skills
Excellent communication and leadership abilities

The work environment includes a split between office and project site presence. Pay and Benefits
The pay range for this position is $100000.00 - $115000.00/yr.
