As the Commercial Real Estate (CRE) Portfolio Manager II within our Data Center platform, you will be responsible for credit underwriting, monitoring, and portfolio management of new and existing CRE commercial banking relationships to ensure strong credit quality and achieve efficient internal processes to retain and expand customer relationships. Your responsibilities will include prudent underwriting and effective credit and risk administration with particular emphasis on financial analysis/modeling, risk evaluation, ongoing portfolio maintenance activities, regulatory compliance, and customer support. In this role, you will manage an emerging portfolio of the most complex Data Center credits and will be expected to perform your role responsibilities with limited supervision and exhibit expert knowledge of your clients/credits and the Digital Infrastructure sector when interacting with critical internal stakeholders including Divisional and Executive leadership, Credit, Relationship Managers, Capital Markets, Agency, Operations, Loan Closing and, Treasury/Derivative functions.
Primary responsibilities include
Effective credit underwriting, credit and risk administration with particular emphasis on adherence to credit policy and requirements, financial analysis/modeling, risk evaluation, ongoing portfolio maintenance activities, and client support for an assigned portfolio consisting of complex Digital Infrastructure transactions (Data Center, BTS, Colocation, Hyperscale) to a diverse mix of Financial Sponsors, Infrastructure Funds, individual companies and lead banks with global, national, and/or regional presence in the sector.
Driving the process with Relationship Managers and Credit professionals on associated internal credit memos, research, and financial modeling functions, inclusive of Executive/Deal Summaries and Legal Documentation negotiations.
Structuring, underwriting, and documenting new business, renewals and modifications as the credit expert within the first line of defense including recommendations on loan terms or actionable items within approval limits on assigned accounts.
Oversee assigned portfolio of credits and anticipates portfolio problems and takes action to develop solutions, handle multiple demands and competing priorities. Meet deadlines and schedules associated with maintaining portfolio compliance with credit and risk policies.
Provide client management support for assigned portfolio. Regular level of direct client interaction and able to resolve the most complex issues related to credit monitoring and administration with client directly. Understand and stay abreast of industry and market information related to assigned markets and customers. Share insights and learnings with other RMs and PMs.
Tracking and reporting of key lease metrics, obligations, and critical dates.
Ownership of financial and contractual requirements for Data Center colocation agreements.
Drive process creation, implementation, and improvements.
Mentors and provides guidance to junior associates, as appropriate.
Qualifications, Education, Certifications and/or Other Professional Credentials
10+ years of commercial credit experience primarily in Commercial Real Estate – debt, equity or development experience is a must.
Prior experience in the Digital Infrastructure sector and leveraged and/or project finance strongly preferred. Knowledge of competitive environment and practices in the industry including technical standards, industry trends, technology, and regional/national regulatory requirements
Exhibited competency in financial analysis and credit structuring, understanding and applying credit policy and credit monitoring and risk administration practices.
Bachelor’s degree is required.
Prior portfolio management experience to include proposing credit and covenant structures and documenting loans.
Capable of interpreting and detecting issues with property, guarantor and sponsor financial performance and can put them into the context of the client’s history articulating possible impacts of such changes to the risk profile of the credit.
Displays strong verbal and written communications and interpersonal skills.
Displays ability to engage with customers directly and may accompany RM on client visits or attend client meetings.
Displays competency with critical and analytical thinking and is able to identify connections between issues and actions needed to resolve issues for credits contained within the portfolio to ensure continued compliance with credit and risk policies and practices.
