GENERAL PURPOSE Under the general direction of the Building Official Planner, or designee, performs skilled tasks and duties to enforce the provisions contained in the building and electrical codes, and other ordinances and regulations adopted by Sarpy County. Duties require moderate responsibility and independent judgment.

ESSENTIAL FUNCTIONS Establish and maintain positive and effective working relations with Officials, supervisors, employees, private contractors and other business relations, supervisors, employees, other governmental agencies, and the general public. Perform inspections on new and improved construction projects to enforce the adopted code requirements for electrical wiring, structural, plumbing and mechanical and other codes enforced by the Planning and Building Department. Interpret and enforce the provisions of the National Electrical Code during plan review and field inspections to ensure that new construction complies with the intent of the code. Interpret and enforce the provisions of the International Residential Code on residential applications for new and improved projects. Perform inspections on commercial building projects to interpret and enforce the provisions contained in the International Building, Mechanical, and Plumbing and Energy conservation codes adopted by the county. Conduct proper and timely inspections for compliance with applicable codes and county resolutions through various activities including, but not limited to inspecting structures for dangerous conditions and ordering discontinued use or the vacation of the building. Implement proper procedures and work with agencies, including, but not limited to the police, fire and health departments to correct code infractions; issue verbal or written order for the correction of violations and infractions. Enforce applicable adopted building and zoning regulations; explain and interpret codes and regulations to owners, private contractors, government officials and the general public. Review plans, specifications and other data to ensure accuracy in meeting the minimum requirements of applicable codes and zoning regulations; ensure that all forms are completed in accordance with rules and regulations. Investigate and resolve complaints from the general public concerning code violations; prepare and file appropriate documentation and respond to complainant regarding action taken. Provide assistance to construction professionals and the general public when needed to explain requirements for codes and permitting procedures and policies. Adhere to departmental policies and procedures by ensuring the appropriate application of local, state and federal laws pertaining to the duties performed. Prepare and maintain various records and reports regarding inspections, indicating act ons taken and recommendations made. Report to assigned worksite with regular, predictable, and consistent attendance.

Peripheral Duties Assist with customer service and building permit application intake procedures. Attend meetings with architects, engineers, contractors and the public to discuss code requirements. Assist in the investigation and abating of code infractions or nuisance violations. Perform other duties as assigned.

MINIMUM REQUIRED QUALIFICATIONS Education and Experience High school graduate or GED equivalent. Two (2) years' experience in building inspections or in plumbing, mechanical, or general construction trades. *Approved combination of education, training, and/or work experience that would provide equivalent knowledge, skills, and abilities may be considered and substituted for the stated education and/or experience.

Special Requirements Must possess and maintain a Nebraska journeyman electrical license.

Must obtain and maintain an ICC/ICBO or IAEI electrical inspection certification and all of its requirements as stipulated by the State of Nebraska within six months of hiring. Must have and maintain throughout employment a valid Drivers' License, as well as meet eligibility requirements of "acceptable driver standards" as defined by the County.

Knowledge of and ability to apply licensing and permit rules and regulations Working knowledge of, and ability to use computers, and Microsoft Office software Knowledge of the county's responsibilities and use of independent judgment in the performance of duties
