Program Overview:
East Third Street is an emergency men’s shelter which helps 175 individuals with substance use histories work towards health, stability, and, ultimately, permanent housing and employment. In addition to lodging and three meals a day, clients receive comprehensive case management services, plus an array of on-site drug user health and primary care related services provided by different programs, such as the 820 Residential Program, The Recovery Center and the 3rdStreet FQHC medical clinic.
Position Overview:
Under the direction of the Building Manager and the Senior Director of Substance Use Services, the Assistant Building Manager for Healthcare serves as the primary agent responsible for facility maintenance in the Healthcare programs at E 3rdStreet including upholding code compliance and cleanliness within the Healthcare spaces. The Healthcare spaces include the outpatient treatment program on the first floor, the medical clinic and the 820 Residential Services on the 2ndfloor, and the 820 Residential Services on the 4thfloor of the building at 8 East 3rdStreet. Healthcare also shares responsibility for maintenance of the garden space and greenhouse adjacent to the building.
Essential Duties & Responsibilities:
The essential duties of the Assistant Building Manager for Healthcare include but are not limited to the following activities:
Works closely with the Building Manager and Senior Director to ensure the maintenance and facility operation of the Healthcare programs listed above.
Collaborates with the Building Manager, custodial staff, and Senior Director to effectively plan for and respond to regular inspections conducted by the Coalition for the Homeless as well as the annual inspection conducted by Facility Maintenance and Development (FMD) staff from the Department of Homeless Services (DHS) and the Office of Addiction Services and Supports (OASAS).
Assists in the training and supervision of other custodial staff to properly perform necessary janitorial, custodial, and maintenance tasks, including, but not limited to, sweeping and dusting designated areas, cleaning, mopping, and waxing floors, doing refuge removal in accordance with the established schedule, adhering to the recycling program, cleaning and disinfecting bathrooms, dormitories/sleeping areas in the residential program, painting and doing other minor repair work.
Initiates staff improvement and disciplinary plans of Healthcare custodial staff as needed.
Completes or coordinates vendor support for facility repairs in a timely manner.
Knowledgeable of potential exposure to unsanitary conditions and hazardous concentrated chemicals related to custodial duties.
Prepared to respond with applicable protocols for ensuring the safety of staff and clients.
Perform tasks as needed to assist the Building Manager and custodial staff in the completion of their assigned work.
When necessary, initiates and arranges for service of the building systems through outside contractors and assists in supervising the work until completion.
Remains available to work overtime as needed.
Performs other duties as assigned by the Senior Director or Building Manager.
Qualifications:
High school diploma or GED.
Fire Guard certification F-02 or Fire Safety Coordinator F-80
Minimum of three (3) years of experience working with masonry, plumbing, and carpentry, at least one of which for a large residential building or institution, as well as experience as a locksmith.
Boiler certification a plus.
Must stand to talk to staff, sit for extended periods of time at the computer, bend, reach or squat to get records from the files or when addressing building needs, climb and work from ladders of 10 to 12 feet in height, and lift a minimum of 30lbs.
