Organization Overview: The Goddard Riverside Community Center (Goddard Riverside) and the Stanley M. Isaacs Neighborhood Center (Isaacs Center) are well-established Manhattan community-based agencies that support services to approximately 30,000 New Yorkers. Program Description:Phelps House is a senior supportive housing residence that provides 167 units of housing for older adults and people with mobility impairment.

Schedule:Monday through Friday 9:30 am to 5:30 pm

Salary Range:$58,500 - $65,000

Roles, Responsibilities, and Essential Duties

  • Schedule annual recertification meetings, assist tenants with filling out documentation, process all necessary verifications, and prepare annual income recertification in accordance with HUD and LIHTC guidelines.

  • Work in conjunction with the Social Services team for tenant related matters.

  • Assist Building Manager with applicant correspondence and processing. Follow-up with applicants in writing regarding application status.

  • Review open work orders and follow-up with maintenance when necessary and file completed work orders

  • Run delinquency reports and review with Building Manager and prepare delinquent reminder letters.

  • Coordinate repairs and tenant complaints with maintenance and front desk in absence of Building Manager.

  • Supervise building staff and authorize staff payroll in absence of Building Manager.

  • Maintain tenant files efficiently and in chronological order.

  • Inspect units and building regularly to be familiar with City and State codes.

  • Review annual inspection forms, coordinate necessary repairs with maintenance and vendor, file forms and supporting documentation.

  • Assist Building Manager with contacting and scheduling vendors, the updating of vendor files, and ensuring that all vendors are in compliance with invoice submittal guidelines and other accounts payable processes.

  • Keeps Building Manager informed at all times in the areas of: property conditions, tenant complaints, suggestions for improvement of property performance

  • Answer telephones, make copies, scans, and faxes, distribute incoming mail and faxes, and other general clerical functions for the property.

  • Assist Building Manager as needed.

    Qualifications/Educational Requirements

  • High school degree, or the equivalent, required. A college degree preferred.

  • Experience working with senior citizens with government subsidized housing a plus

  • A minimum of 2 years of administrative experience required. Knowledge of LIHTC or HUD housing required. Able to work independently and effectively as part of a team.

  • Strong problem solving, time management and organizational skills.

    Skills, Knowledge and Abilities

  • Strong customer service skills including the ability to juggle multiple priorities and maintain strong relationships with tenants and vendors.

  • Excellent verbal and written communications.

  • Bilingual English/Spanish a plus

    Computer Skills: To perform this job successfully, an individual should have/be:

  • Proficient with Microsoft Office; some experience with property management software a plus.

    Physical Requirements

  • Some walking throughout site and to visit tenants, light lifting and some bending

    Work Environment

  • Office in a residential multi-story apartment building.
