- General Maintenance and Repairs:
Perform routine maintenance tasks such as fixing doors, windows, locks, and appliances.
Address minor carpentry needs like repairing cabinetry, patching drywall, and replacing tiles.
Conduct preventative maintenance to ensure systems and equipment remain in good working order.
- Plumbing Maintenance:
Fix leaks, unclog drains, and repair or replace faucets, toilets, and water heaters.
Identify and resolve minor issues in sewer systems or water lines.
- Electrical Maintenance:
Troubleshoot and repair electrical issues, including lighting, outlets, and circuit breakers.
Replace and maintain electrical fixtures such as lightbulbs, ceiling fans, and smoke detectors.
- HVAC Systems:
Inspect and maintain heating, ventilation, and air conditioning systems.
Replace air filters and troubleshoot HVAC malfunctions (if certified).
- Safety and Compliance:
Ensure the property complies with safety standards and regulations (e.g., OSHA).
Perform safety inspections and identify potential hazards, such as faulty wiring or damaged flooring.
Respond to emergency maintenance requests promptly, such as water leaks, power outages, or lockouts.
- Groundskeeping and Property Appearance:
Maintain the cleanliness and appeal of the property, including landscaping, parking lots, and common areas.
Perform snow removal, trash removal, and general groundskeeping as needed.
- Pool Maintenance (if applicable):
Monitor water quality, cleanliness, and chemical levels.
Ensure pool equipment is functioning properly and safely.
- Inventory and Supplies:
Maintain an inventory of tools, equipment, and replacement parts.
Notify management when supplies need replenishing or repairs require outside contractors.
- Tenant Relations:
Respond to tenant maintenance requests courteously and professionally.
Communicate progress or delays in resolving issues to ensure tenant satisfaction.
- Collaboration and Reporting:
Work with property management to plan and prioritize maintenance schedules.
Document maintenance activities, repairs performed, and issues identified.
Coordinate with vendors and contractors for specialized repairs or inspections.
