About The Role:

  • Manage all aspects of a 1M sq ft downtown office and retail campus with attached parking structures and adjacent lots. Coordinate all operations and financial activities.

  • This is an onsite role in downtown Kansas City, MO USA.

What You'll Do:

Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.

Ensure periodic regular property inspection. Recommend and/or approve alterations, maintenance and reconditioning as necessary. Contract for and supervise vendor services as required.

At owner's discretion, market and lease the property, qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals. Coordinate tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.

Ensure compliance for all contracts and lease requirements.

Supervise site team to ensure all site and financial operational goals are met.

Act as primary contact with site property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and complete monthly financial reports.

Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance, explaining variances.

Collect rent and pay expenses in accordance with lease terms. Prepare all required legal notices. Recommend and coordinate legal action as needed.

Review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.

Negotiate early terminations of leases, provide lease analysis for client's review and approval, and document settlement of and notify affected parties.

Support all property sales by coordinating due diligence process and monitoring the activity of outside brokers.

Develop business relationships through membership and participations in professional, industry/trade and civic organizations.

Other duties as assigned.

What You'll Need:

  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

  • Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience or training.

  • Real estate license preferred, but not required. CPM or RPA professional designation or candidacy preferred.

Excellent written and verbal skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and friendly service to customers and ability to effectively present information.

Requires high-level knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis of property budgets.

Ability to comprehend, analyze, and interpret complex documents and solve problems, involving several options in situations. Requires sophisticated analytical and quantitative skills.

Intermediate to advanced skills with Microsoft Office Suite, specifically Excel.

Decisions made with detailed understanding of procedures, company policies, and business practices to achieve general results. Responsible for setting work unit and/or project timelines. Errors in judgment may cause short-term impact to department.
