Land Acquisition Specialist

As land acquisition professionals, we negotiate purchases of both fee simple and easement for both public and private sector clients, including relocation, and offer appraisal services in those pursuits.

Hanson Professional Services Inc. is seeking a candidate to fill a full-time land acquisition specialist position in our Infrastructure market in our Indianapolis, IN office, exclusively.

Position Profile

This position requires an organized land acquisition specialist with a proven ability to communicate well and thoroughly document purchase transactions, remaining budget conscious and scope aware. The successful candidate will work directly or indirectly with clients and senior project managers. While primarily a position focused on property negotiations, the candidate will collaborate with peers in the associated areas of appraisal development and relocation. We are looking for an individual who is flexible, self-motivated and can function autonomously while enjoying being part of and a key contributor to the project-team culture. The job generally requires some overtime hours and day travel, with an occasional overnight stay.

A Day in Life of a Land Acquisition Specialist at Hanson

A land acquisition specialist is responsible for the procurement of real property required for use in client projects, both in the private sector and for public agencies. Example clients include Federal, state, and municipal governments and agencies, utility providers, and industrial producers.

In this role you will:

  • Meet with clients, project staff and key internal stakeholders to review the scope of work, assess property acquisition needs and potential purchase obstacles, and timelines.

  • Initiate property owner contact and coordinate on site or virtual meetings to discuss the proposed acquisition with both owner and/or their agents.

  • Function as the negotiating agent and primary Hanson point of contact for the related acquisition throughout the purchase.

  • Function as an appraiser or appraisal trainee for proposed acquisitions.

  • Coordinate or assist the project manager and/or senior appraiser in coordination of required documentation.

  • Maintain a log of all transactions, team and landowner contact and correspondence.

  • Collaborate with engineers, environmental specialists, and other technical professionals to assess, develop, and produce supporting exhibits and documentation required for each acquisition.

  • Attend public meetings and interface with citizens potentially impacted by project acquisitions.

  • Prepare and submit relocation plans.

  • Establish replacement housing payments and prepare relocation claim forms.

  • Provide relocation advisory assistance.

  • Perform other duties as assigned.

What We’re Looking For

Technical Skills:

  • Demonstrated attention to details.

  • Demonstrated practice of thorough documentation and note-taking.

  • Demonstrated computer skills, including Microsoft Office and basic GIS.

Soft Skills:

  • An ability to communicate complex technical concepts to engineers, clients, and/or public stakeholders.

  • An ability to build effective relationships with internal and external client bases.

  • An ability to work independently and as a team member to problem solve and learn new technical skills.

  • Demonstrated interest in experiencing a variety of assignments.

Education/Experience:

Minimum:

  • Possess a Bachelor’s Degree in Finance, Economics, Business Administration, Architecture, Landscape Architecture, Urban Planning, Pre-Law, or an associated field of study to the subject position.

  • Possess five years position-related experience.

  • A demonstrated understanding of the Uniform Relocation Assistance and Real Property Acquisition Policies Acts.

  • Possess a working knowledge of real estate nomenclature.

  • An understanding of civil engineering practices.

  • An ability to interpret right of way plans and land title reports.

Preferred:

  • Possess private Department of Transportation and/or municipal, right-of-way negotiation experience.
