POSITION PURPOSE: This position contributes to the overall mission of the organization

by being the lead person to the inspections and maintenance crew. Supervising and relaying

work details to his crew and participates with the crew to upgrade and maintain the existing

Housing Authority structures and property and provides safety training to his crew relating to

the use and care of materials and equipment used in job performance.

ESSENTIAL FUNCTIONS:

1. Ensures the safety of the property by maintaining inventory controls by developing,

maintaining and accomplishing high standards of safety at all facilities.

2. Arranges for or provides training for personnel as it relates to the safety and

maintenance needs of the housing units and facilities.

3. Provides staff training in a variety of safety and maintenance specific to the units and

facilities, equipment operations, etc.

4. Arranges and coordinates annual fire safety inspections of ALL maintenance facilities,

equipment and materials.

5. Arranges and coordinates the internal safety inspections of ALL maintenance facilities,

equipment and materials.

6. Assist Executive Director in developing and implementing the agency safety policies,

practices and procedures.

7. Ensures that units and grounds are maintained in accordance with Federal, State and

Local regulations and fiscal considerations.

8. Develops implements and regularly reviews site-specific maintenance logs for each

housing unit.

9. Develops, implements, and maintains a Maintenance Plan for the agency.

10. Is on call for emergency issues and routine maintenance on holidays and weekends,

approximately every third weekend.

11. Conducts routine maintenance inspections of various housing units.

12. Develops Needs Assessment documents for improvements to properties.

13. Develops and maintains procurement and contract files.

14. Coordinates, arranges and supervises or provides for the preventive maintenance in

accordance with agency operating procedures, practices and financial considerations.

15. Ensures that major equipment and furnishings are maintained in a safe, operable

condition and/or arranges for replacement by developing, implementing and reviewing

equipment records.

16. Establishes procedures and contacts to ensure timely repairs of equipment requiring

minor repairs on a frequent basis.

17. Secures major equipment bids and makes recommendations for purchase when

replacement or new equipment is required.

18. Instructs and directs maintenance personnel and/or contractors.

19. Trains and motivates subordinate personnel in job techniques, safety procedures, and

usage of supplies and equipment.

20. General labor duties in the installation and repair of gas, sewer and water lines, the

installation or repair of plumbing fixtures or other similar activities.

NATURE AND SCOPE:

This position reports directly to the Executive Director, who in turn reports to the Board of

Commissioners.

The Great Bend Housing Authority is responsible for providing and maintaining decent, safe,

sanitary and affordable housing to low-income persons. There are a total of 81 living units

owned by the Great Bend Housing Authority which is located at 1101 Kansas Ave. in Great

Bend Kansas. Hours are approximately 20-30 per week.

The incumbent works under limited supervision and supervises an extensive amount of interior

and exterior cleaning and maintenance services to the housing progr am.

This position is responsible for meeting with subordinate personnel on a daily basis to provide

instructions and work assignments, and is responsible for overseeing the correct and proper

tools are taken to the job site and returned each day.

The incumbent provides supervision, training and motivation of subordinate employees and

has the ability to relate to situation requiring public dealings; specifically tenant complaints or

concerns related to maintenance issues. The incumbent must cooperate with supervisors,

subordinates and the public on a regular basis and must be able to communicate, written and

oral, in a precise and effective manner.

This positions major work tasks areas are electrical, plumbing, heating, ventilation, air

conditioning, carpentry, inventory control, quality control, building inspections, and

monitoring all equipment inventories (expendable and non-expendable).

Electrical technical responsibilities include trouble shooting wiring problems, reading and

installing electrical wiring
