JOB SUMMARY: The Permit Specialist is responsible for managing the process of securing all of the division's building permits in order to commence construction of homes. The Permit Specialist will complete the permit applications and will deliver the applications to the applicable permit agencies. The Permit Specialist is responsible for ensuring that all permits are processed timely to ultimately secure the division's closings and financial business plan goals. This includes coordination with the division Forward Planning Team, Civil and Geotechnical Engineers, municipalities, contractors, and Superintendents as needed to clear permits for issuance.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Permit Planning: Attend and participate in the weekly Starts Meeting to monitor the permitting and house start processes in order to ensure all permits are in-hand by the necessary timeframe to meet the Division's goals for Starts and all clearances are clear prior to Closing. Identify potential roadblocks and implement or recommend solutions in timely manner. Provide daily/weekly updates on the progress of permit goals to the division VP Land.

  • Building Permit Procurement: Responsible for obtaining and tracking all building permits with the 30+ local municipalities. Ensure targeted production start dates are achieved by planning and tracking all submittals and verifying receipt of all permits (in excess of 400 permits). Ensure all permits and fee payments are documented and tracked to ensure they do not expire and there is no delay in the inspection process due to unpaid fees. Coordinate the timing of submitting permit fees with the division VP Land.

  • Municipal Applications: Complete additional applications for the various local and state agencies, such as: Demolition Permits, Waivers, Tentative and Final Maps, plan revisions, etc.

  • Document Management: Upload required Forward Planning, Land Development and Architectural documents to the Document Management system. Maintain the file system in an organized manner so that documents are readily accessible by Division personnel. Including (Plot plans, Architecture, Soils reports, plotting sheets, etc.)

  • Land Feasibility Research: Research permit costs and other special projects for new land deals as needed.

    EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education

  • High School degree required

  • College degree preferred

Experience

  • 3+ years prior experience in a process management related role

  • Working with municipalities, homebuilding or residential real estate a plus

Knowledge, Skills & Abilities:

  • Excellent oral and written communication skills.

  • Ability to connect with people, and develop and maintain professional relationships

  • Strong organizational skills, with demonstrated ability to simultaneously manage multiple processes. Action-oriented.

  • Strong technical and analytical skills

  • Proven ability of being customer centric by seeking solutions from the customer's perspective

  • Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate

  • Makes quick and accurate decisions based heavily on facts, data and/or metrics

Work Requirements

  • Work 8-hour days with flexibility for additional work hours when necessary

  • Conduct business in a professional and ethical manner with city and county governments and agencies, municipal districts, trade partners, and coworkers to reinforce goodwill and profitability for the Division.

COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $65,000-$75,000 per year depending on experience paid semi-monthly.

  • Bonus: This position is eligible for a quarterly bonus plan.
