TAM was recently awarded NAA's Top Employer for 2022! Maintenance Technician We are currently seeking a Maintenance Technician to join our team! You will be responsible for completing work orders, make ready apartments and other required tasks. Must be HVAC Certified and have a valid Driver's License. JOB SUMMARY: The Maintenance Technician works on work orders, repairs, renovations, unit turnover and on-call emergencies. The Maintenance Technician will assist the Lead Maintenance Technician and the Community Manager in implementing maintenance programs, policies, procedures, and preventative maintenance efforts. ESSENTIAL JOB FUNCTIONS: • Complete work and repair orders in a timely fashion • Estimate time and extent of repairs • Perform routine preventive maintenance • Maintain material and supply inventory • Oversee work performed by outside contractors as necessary • Maintain service logs and records as required • Be always courteous and pleasant to residents and co-workers. Maintain a professional and courteous relationship with vendors. • Work on projects as assigned by Lead Maintenance and Community Manager. • Other duties as assigned. SKILLS AND ABILITIES: • Familiarity with maintenance tools and equipment • Ability to handle physical workload • Deadline and detail-oriented • Must have reliable transportation • Available to be On-call and/or work overtime as needed EDUCATION /EXPERIENCE: • Previous experience in apartment maintenance required • Must be HVAC certified WORKING CONDITIONS: • Ability to operate in an open work area with moderate everyday noise. • Ability to work from multiple locations. • Ability to perform other duties as required. PHYSICAL DEMANDS: • Ability to frequently, and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry. • Must be able to bend, crouch, kneel, or stoop on occasion. • Must be able to lift and carry up to 50 pounds. • Must have up-close and distance vision. BENEFITS: Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment.
