LAKE LAWN RESORT Facility Manager in DELAVAN, Wisconsin

JOB REQUIREMENTS: This position oversees and manages the engineering staff and the department\'s daily operations for the resort property. The facility manager will be responsible for inspecting, maintaining, and repairing mechanical, electrical, plumbing, and HVAC systems to ensure optimal operating results. Maximizing the life cycle of all company assets. Strives to ensure guest and associate satisfaction and maximize the financial performance of the department. Helps ensure long term asset protection and effectively manages capital expenditures to ensure, when possible, a return on investment. Fosters teamwork and provides excellent guest service, anticipates guest needs to exceed guest expectations. -Responsible for the daily operations of the Engineering department. -Achieve appropriate staffing within the departments utilizing proper interviewing and hiring procedures. -Train and supervise the staff utilizing an ongoing training program. -Schedule staff consistent with volume of business and guest needs and within budgetary guidelines. -Ensure that the maintenance of the entirety of all resort buildings, inside, and out are kept up, including electrical, mechanical, HVAC, plumbing and general carpentry. -Develops and implements cost reduction, work simplification, and method improvement programs. -Prepares and/or evaluates designs and specifications for all Engineering projects both in house and contractors. -Manages regular engineering sub-contractors and vendors. -Supervises the installation and construction of all work assigned by the Director of Engineering & Property Development. -Keeps equipment maintained and operating at optimum effectiveness, efficiency, and safety. -Establishes and manages an effective room preventative maintenance program. -Supervises distribution of repair work orders and monitors timeliness and quality of completion. -Submits daily and/or periodic progress reports to the Director of Engineering & Property Development and General Manager as well as recommendations for approval. -Provides 24-hour on call assistance for emergent engineering and maintenance needs. -Administer, Schedule and Manage necessary permitting for engineering projects, state code compliance and necessary licensing. -Evaluates all engineering department leases, contracts, and bids. -Sees that all engineering installations, constructions, and operations comply with resort and government agencies. -Submits and/or approves purchase orders and requisitions for needed materials. -Assists in the supervision of fire safety and implementation of programs. -Provides engineering skill and training review for those in Engineering/Maintenance leadership at other Delavan Lake Lawn Managed properties and or facilities. -Provides facility engineering upkeep at off sight employee housing. -Communicate with the Director of Engineering & Property Development & General Manager on a regular basis concerning the progress and operations of the department and the overall resort. -Submit annual department budgets including expenses, staffing guides, and capital requests. -Complete labor forecasts. -Demonstrates safety and security with the operation of resort machinery. -Possesses complete knowledge of the resort facilities and functions, having a working knowledge of all departments of the resort and can act as technical liaison. -Performs the duties of Manager on Duty as assigned. ***** OTHER EXPERIENCE AND QUALIFICATIONS: -High school diploma or equivalent and/or college degree or equivalent experience -HVAC Certification and Certified Pool Operator, a plus. -Valid Driver\'s License While performing the duties of this job, the employee is regularly required to sit and/or stand; use hands o finger, hands to feel; and reach with hands and arms. May be required to climb/balance and kneel/crawl. The employee frequently is required to walk; and talk/hear or taste/smell. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. The position is indoors and outdoors; and is exposed to hot, humid and/or cold conditions at times. The noise level in the work environment is usually moderate to loud.
