External Maintenance Operative

Job Description

CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting a External Maintenance Operative to join the team located in Dartford.

To be responsible for providing electrical/mechanical support to the site reporting to Technical Service Manager.

Duties and Responsibilities:

  • Cleaning and upkeep of gullies/gutters site wide.

  • Cleaning and pumping of drains using surface and submersible pumps.

  • Collection and delivery of parts and materials as required ensuring stock control process is observed.

  • Drain lines to be jetted as part of the PPM programme, also to undertake general drainmaintenance/checks on a regular basis.

  • Ensure active communication at changeover, briefing to ensure awareness of any matters pertaining to the smooth effective running of the shift.

  • General cleaning and maintenance of plant rooms and other plant areas where equipment is located e.g., roofs and service corridors.

  • General understanding of trades on site and the flexibility to take on these duties as and when required to support the team, within competencies.

  • Minor civil engineering tasks.

  • Painting of roadways/surfaces/walkways as instructed by your supervisor/Maintenance Manager, with the use of thermal painting machine – General external painting duties to be included.

  • Responsible for your own designated zone on site with the expectation that other zones are covered during holiday and/or sickness.

  • Respond to emergency drain and water course contamination as instructed by Supervisory/Management Team.

  • Removal of old line markings using a gas burner machine.

  • Routine testing of building systems e.g., toilet alarms to maintain compliance.

  • To actively manage traffic when the need arises for example during Christmas and other busyperiods.

  • To ensure that all statutory compliance and associated documents are completed in full and filed in the correct manner.

  • To undertake fabric/handyman engineer duties as and when required to support the team.

  • To undertake and support the civil external maintenance framework across all external areas

  • To work as part of a multi-skilled team, responding to calls from the Helpdesk, Control Room,and Shift Co-Ordinator/Maintenance Manager.

  • Work within a PPM framework in a timely manner to deliver them within the KPIs.

Key Competencies:

  • Attention to Detail.

  • Educated to at least O Level/GCSE standard.

  • Excellent Communication Skills; Good Customer Service Skills.

  • Good Math Skills for Calculating Surfaces and Equipment Requirements.

  • Good standard of both literacy and numeracy.

  • Good verbal and written communications skills.

  • Flexible approach to working hours, including working weekends & Bank Holidays.

  • Knowledge of health and safety legislation and policy.

  • Proven experience/Mechanical qualification would be desirable.

Desirables:

5 years’ experience in a similar role.

IPAF certified.

Knowledge of working with a PDA/CAFM system would be desirable.

Knowledge of permit systems would be desirable.

Knowledge of inverters and their operation would be desirable.

Knowledge of smoke vents and passive air systems would be desirable.

Knowledge of health and safety legislation and policy.

PASMA certified.
