Management Services Corporation, one of The Caton Companies, is seeking Turnover Technicians who have a strong desire to learn, the ability to follow written instructions, and skills to work independently.

Summary/Objective

Responsible for the quick and efficient turnover (make ready) of residential rental units within the allocated time, with the highest quality, most complete and accurate work, and with 100% new tenant satisfaction. Maintain the physical condition of the property according to company standards of excellence, repair items as noted on inspection reports and checklists, assist maintenance technicians with work as assigned, with a focus on performing the following duties:

Essential Functions

· General maintenance repairs to include light plumbing, electrical and appliance work.

· Minor spackling and caulking repairs to interior walls.

· Removal and replacement of caulking at tubs, showers and floors.

· Other miscellaneous repairs and maintenance needs as unit inspections and work orders dictate.

· Complete assigned paperwork in both paper and digital formats, with proper notes and material use records.

· Stay compliant with all safety policies and procedures.

· Maintain polite and professional customer service and co-worker relationships.

Extended work hours, including most weekends, are expected as turnover schedule dictates.

We are hiring starting at $20.00 per hour and pay time-and-a-half for overtime over 40 hours in a week. Pay based on skills and experience.

Work Environment

· Occasionally outdoors in all weather conditions

· Exposure to paint fumes, solvents, adhesives, etc., during and after make-ready.

· Frequent need (33% to 66% of the time) to work in awkward and confining positions.

· There is a requirement for reliable personal transportation and the use of this personal transportation for daily travel to and from assigned work locations, to include carrying some inventory and tools.

· Travel is generally limited to within 10 miles of metropolitan Charlottesville. All work-related mileage is reimbursable with proper tracking documentation and submittal.

· Must have a valid driver’s license and automobile insurance coverage.

Required Education and Experience

High School/Technical School/GED, general skills acquired through routine home maintenance work.
