Job Description

Position: National Leasing Manager

Location: Onsite in Charleston, SC

Primary Responsibilities: National Leasing Manager supervises the Leasing and Customer Service Specialist team to ensure maximum occupancy in the markets assigned to the Leasing and Customer Service Specialist team. The leasing manager is required to apply customer service skills with proactive lead management skills to achieve high volume leasing velocity. This position contributes to an assigned market(s) team to assist them in contributing to occupancy goals for Maymont Homes. The National Leasing Manager will need to prepare performance reports and communicate with the Director of Leasing Operations on a frequent basis. They will also be tasked with travel to local markets and conduct marketing and/or leasing functions to support the overall success of increasing or maintaining the occupancy of that market.

Skills & Competencies:

  • Bachelor’s Degree in Business Administration, Marketing, Management, or Communications preferred but not required

  • 4+ years of leasing experience

  • 3+ years of multi-family and/or single-family rental homes experience

  • Excellent communication & interpersonal skills

  • Demonstrable experience in single family, multi-family, construction, or leasing industry

  • Effective negotiating skills

  • Knowledgeable on fair housing and local real estate laws

  • Proven high volume sales experience

  • Takes initiative and accountability

  • Critical thinking

  • Strong leadership and interpersonal

  • Ability to thrive within the organization’s various markets

  • Retention Management

  • Comfortable with operating in a fast-paced, changing environment

  • Excellent customer service skills

  • Self-motivated with the ability to work in a fast-paced environment with minimal supervision.

Essential Job Functions:

  • Upon being assigned a market, the LS sets up introductory phone conferences with local markets or conducts a trip to the local market.

  • Within 24 – 48 hours of being assigned a to a market, Leasing Specialist identifies opportunities for marketing and begin leasing and strategically come up with a plan to increase occupancy.

  • Partners with the assigned local market to conduct lead management, application processing to boost optimal leasing activity.

  • Lead management is conducted through leads obtained in LM software and LS must work proficiently in software. (i.e. Rently, On-site, MRI).

  • During the lead management and application process, LS must exemplify excellent customer service and strong sales skills.

  • Lead management requirements will include working leads via phone calls, e-mails and texting. Documented attempts of follow up, including notes placed on lead guest cards is required.

  • High volume leasing activity is expected, and monthly goals should be minimum of 30 leases per month.

  • Strict adherence to Fair Housing law is required when leasing and approving applications

  • Coaching and development of team members through weekly meeting

  • Possess excellent analytical, critical thinking, and problem-solving skills and the ability to apply sound judgment to complex business transactions.

  • Develop a leasing plans with the assigned local teams. This consists of meeting with the local teams (by phone or in person) to plan out how leads will be allocated and worked.
