Job Description

As an Auction Advisor I, you will be responsible for insuring all properties offered on the marketplace are prepared for sale, and that all parties, including brokers, sellers, and buyers, understand how to fairly participate in our auctions. The Auction Advisor I is responsible for overseeing and managing numerous aspects of the CRE transactional activities necessary to provide a smooth and professional experience. This role is focused on process and operational items in addition to customer experience.

The Auction Advisor I is accountable for managing a wide range of (a) operational functions throughout the real estate transaction process, and (b) supporting the company’s mission to become the preeminent online marketplace for real estate sales. The position requires a working knowledge of commercial real estate, in addition to interpersonal, organizational, technical, and analytical skills to achieve superior sales execution through operational excellence and efficiency.

You will be accountable for customer education, assistance, and engagement through our various inbound and outbound communication channels. The role serves as the primary contact for bidder registration and is responsible for resolving common inbound customer issues as received through Ten-X’s customer service lines and chats,

Additionally, the Auction Advisor I will work to develop strategic relationships with assigned buy-side accounts. This role requires a deep understanding of client investment needs and matching those needs to investments on the Ten-X platform.

The salary range for this position is $73,000 to $98,000, plus bonus opportunities.

RESPONSIBILITIES:

  • Manage the day-to-day transactional and customer support functions related to pre-event and Auction event activities for all assigned Brokers and Buyers.

  • Maintain assigned assets website from marketing launch date through end of the Ten-X Auction.

  • Ensure Purchase and Sale Agreements and Title commitments are prepared and finalized in preparation of the online auction.

  • Understand the value drivers of the asset being sold including market strength/ weaknesses, stability/ variability of cash flows, capital needs, environmental concerns, and reduce investor risk by gathering and providing as much information as necessary to underwrite the transaction.

  • Successfully obtain market feedback and price guidance throughout the Asset Marketing period.

  • Manage and organize any missing diligence materials and ensure information has been posted to the Ten-X Data Room.

  • Serve as a dedicated resource for Buyers and guide them through the Ten-X process in a professional and transparent manner.

  • Engage with all interested investors and help to build a robust investor profile.

  • Register prospective buyers to bid by reviewing and approving proof of funds, lending commitments, and organizational documents.

  • Manage and process defaulted bidders and facilitate defaulted bidder reinstatement process.

  • Manage and maintain Institutional Buyer Program

  • Effectively communicate and promote the benefits of the Ten-X platform to Brokers and Buyers, while educating them on the nuances of the Ten-X platform and the various transaction methods.

  • Order, review, and interpret third party reports as necessary for various stakeholders.

  • Work productively and collaboratively with other business units, such as, Account Executives, Associates, LoopNet Marketing Advisors, and Ten-X Corporate Marketing to ensure maximum chance of successful marketing, sale and closing of assigned assets.

  • Develop and strengthen relationships with assigned buy side accounts.

  • Design and develop solutions to customer requirements for asset acquisition; understand business strategy and investment plans of assigned accounts as related to asset strategy, portfolio makeup, and future plans for specific asset classes, geographies and markets, as well as other factors.

  • Strategically network and build relationships with existing account base while uncovering new opportunities of penetration.

  • Identify up-sell/cross-sell opportunities and/or products with a better fit for each customer’s individual needs.

  • Perform detailed analyses (e.g., market, economic, client) to uncover opportunities to grow each assigned buy side account.

  • Maintain expert knowledge of the Ten-X Platform, staying abreast of product enhancements, while being an ambassador of all product and business lines.

  • Maintain general knowledge of trends in asset classes and market trends.

EXPECTATIONS

  • The Auction Advisor I is required to maintain a percentage contacted rate of at least 85% for all assigned assets.

  • The Auction Advisor I is required to make a minimum of 75 quality interactions a week tracked via Web Enterprise

  • Timeliness of guidance and feedback being entered into marketing center (minimum of one week prior to the end of the online auction).

  • Consistently demonstrate the ability to work on assets valued from $1M - $100M.

  • Ability to work a minimum of 120 assets (on average of 5 assets per event) for the calendar year.

  • The Auction Advisor I is responsible for ensuring assets taken to auction are in line with company standards. The Auction Advisor I must complete detailed review of all marketing collateral and Listing Display Pages for assigned assets to ensure the asset is positioned for a successful auction.

  • Prepare and post purchase and sale agreements, title commitments and third-party reports to the data room within a timeline manner.

  • Auction Advisor I is responsible for providing best in class customer service while processing bidder registration for each of their assigned asset.

  • Work in partnership with project management team and other departments within the organization to build new tools to help scale and improve the Ten-X process.

  • Pilot new initiative programs within Ten-X and support User Acceptance Testing (UAT).

  • Manage and prioritize multiple projects at a given time while still providing our clients with a positive customer experience.

BASIC QUALIFICATIONS

  • Minimum of 2 years related experienced with a bachelor’s degree

  • Related experience is commercial brokerage experience, Asset Management, commercial real estate transaction management, escrow and/or mortgage loan sale transactions including timelines, required documentation, and disclosures.

  • Minimum of 2 years of demonstrated analytical and organizational skills, attention to detail, and ability to handle confidential material within the CRE arena.

PREFERRED QUALIFICATIONS

  • Real estate broker or salesperson license a plus

  • Intermediate/advanced Microsoft Excel skills and basic knowledge of other Microsoft Office applications.

  • Demonstrated sales support and consulting capabilities for real estate assets.

  • Experience in communicating effectively both written and verbally with internal and external parties (i.e. Sellers, buyers, and Brokers).

  • Should be a self-motivated, organized individual, with a keen ability to multi-task at a high level and make independent decisions with minimal supervision.

  • Understanding and Mastery of specialized internal databases and reporting systems to provide relevant data and information to Buyers, and the Account Executive team quickly.
