Candidates must have the required qualifications to be considered for the position. The salary or hourly rate offer will be based on the candidate’s experience in the exact or comparable position and additional preferred qualifications will be considered.
Schedule: Monday - Friday, 35-40 hours per week
Salary: $76,100.00 - $90,000.00 per year
The Facility Manager is responsible for the oversight of the daily maintenance, repairs and operations of grounds and buildings, including but not limited to roofing, masonry, plumbing, electrical, and HVAC. Essential duties and responsibilities include:
ROLES, RESPONSIBILITIES AND ESSENTIAL DUTIES:
Monitor working operations of all building systems (elevators, boilers, fire alarm panel, HVAC, and related equipment)
Oversees vendors/contractors while working to ensure compliance with Code and building procedures
Track and perform maintenance on tools and equipment; safely operate and maintain all assigned job-related equipment including power equipment and hand tools; buffer, auto scrubbers, extractors, high-pressure washers, high-speed buffers and vacuums, brooms, mops, and squeegees for the cleaning and general maintenance of floors, walls, carpets, furniture, etc.
Along with Custodial Foreman, schedule deep cleanings as required by DOE and CDC guidelines
Communicate directly with DOE and RB staff to ensure all city, state, and funding source maintenance guidelines are followed
Identify inefficiencies in operations and make recommendations to supervisor for improvement
Assist Management and Construction Sustainability team to implement Capital Projects and Sustainability upgrades
Responsible for keeping Capital Needs Assessments (CNA) up to date and accurate; performs CNA every 3 years on property or as required
Respond to all building emergencies; remain on call
Review and prioritize work orders weekly; meet with maintenance staff to develop weekly work plans and develop plans of action to resolve issues as they arise
Serve as liaison with all maintenance vendors such as HVAC, plumbing, elevator, etc.
Responsible for curing all building violations within prescribed deadlines; filing of violation paperwork to relevant agency as needed
Schedule annual elevator, sprinkler, and fire alarm inspections; submit all necessary documentation to Code Compliance Manager
Perform quarterly or as-required building inspections to ensure compliance with regulatory agency standards; create and maintain spreadsheet outlining all required inspections and dates of completed service
Performs higher level of repairs as required
Review proposals for outside contractor work; submit purchase orders for approval
Ensure that restrooms/bathrooms are maintained using established practices and procedures
Assist with the setup of facilities for meetings, classrooms, conferences, events, etc.
Wash equipment; use ladders when required in work assignments
Lock and unlock the building when necessary; secure building when facilities are not in use: check for unlocked doors and windows, report any unauthorized occupants, and turn on and off lights
Follow instructions regarding the use of chemicals and supplies; use as directed
Perform related activities such as removing snow or debris from sidewalks and stairs in areas surrounding the building using hand-operated tools or small power equipment
Ensure fire alarm inspections are up to date and fire extinguishers are working properly
Move furniture, equipment, supplies and tools on an incidental basis
Attend safety meetings and other related meetings
Take necessary training to perform specific job duties
Supervise custodial staff to properly handle recycling materials
Assist with inventory control and security
Safely operate all job-related equipment
Perform related duties as required by Director of Operations and Facilities, Director of Operations and Vice President
Supervisory Responsibilities
Hire, train and evaluate maintenance staff
Supervise and provide direction and support to all maintenance staff including annual projects such as stripping, cleaning, buffing and applying floor sealer and floor finish to hard surface floors; vacuuming and shampooing carpets
Conduct bi-weekly meetings with maintenance staff to ensure quality assurance and effective communication
Develop and coordinate maintenance staff schedules to ensure proper coverage during morning and evening hours; ensure schedules are adhered to
Asses work product of maintenance staff to ensure job requirements are met
REQUIRED SKILLS/QUALIFICATIONS:
Must be physically able to operate heavy machinery, lift heavy objects, as well as stand for long periods of time
Ability to effectively motivate and manage a team
3 to 5 years of relevant experience in this field required
Ability to analyze and interpret building blueprints
Able to read architectural drawings and plans
Ability to handle multiple tasks
Ability to successfully manage multiple relationships
Strong clear written and communication skills
Advanced understanding of electrical/mechanical systems and construction
Advanced understanding of mechanical and janitorial maintenance of facilities
Knowledge of HVAC systems
Knowledge of Yardi preferred
Experience developing scopes of work, bidding projects, and negotiation with contractors
SKILLS, KNOWLEDGE & ABILITIES:
High School diploma or equivalent required
S-12, S-95, S-13, F-01 and F-07 certifications required
10-Hour OSHA Required
