Meta Site Development Manager in Bismarck, North Dakota

Summary:

Meta designs, builds, leases and operates the most innovative and efficient data centers in the world. Leading and executing smart development strategy is critical to leading the AI race by ensuring capacity availability, speed to market, risk management, and flexibility and capital and operational cost efficiency. Meta is seeking a highly experienced, organized and outgoing development leader to join the Data Center Site Development team and help build its rapidly scaling owned data center property portfolio.A successful Site Development Manager candidate is a proven industry leader who has a keen aptitude to think both strategically and analytically, to dive into the details and also assess projects and issues from a global view, and to develop out-of-the-box solutions and navigate the challenges that accompany projects of large scale. The Site Development Manager is tenacious, results driven and a driven project manager. A focus on communicating effectively, forming partnerships and influencing and driving internal and external stakeholders is a requirement for this position.

Required Skills:

Site Development Manager Responsibilities:

  1. Drive coordination and execution of holistic and life-cycle development execution to increase critical capacity for Meta in both new markets and in expansion of existing regions

  2. Drive the entitlements process (e.g., zoning, land use permitting) to ensure accurate and timely submission and execution of the necessary site entitlements and permits to meet project timelines

  3. Lead the diligence and development process to vet prospective sites and assess site risks and opportunities by analyzing regional and site - specific information pertaining to (i) permitting and land use data (ii) information regarding federal, state and local taxes and incentives (iii) data on energy (including renewable energy), water and wastewater availability and cost (iv) network connectivity (vi) legal and physical risk and associated financial implications

  4. Take the lead role in organizing communications by creating scalable processes with and tracking progress towards on-time delivery of projects by key internal and external stakeholders in support of the site selection effort, including capacity planning, data center design and construction, external consulting partners, network engineering, legal, tax, policy and finance

  5. Work with a wide range of key project team members to influence success, ensure alignment among all internal stakeholders and to find creative ways to overcome obstacles in the site development process

  6. Negotiate, execute and track critical development and associated agreements to support build-out of sites and supporting infrastructure

  7. Drive the preparation of project recommendations for presentation to management for approval

  8. Influence the development of Meta's near- and long-term data center location and leased portfolio strategy

  9. Lifecycle execution of portfolio of existing sites under construction or in operations to facilitate on time and quality delivery and development of the site that meets permit requirements and local expectations

  10. Develop scalable, efficient tools and processes to improve delivery and communication for data center site development

  11. This role requires 25-50% travel

Minimum Qualifications:

  1. Bachelor's degree in Engineering, Business, Planning, Science or Environmental management

  2. 12 + years of direct site development experience, or equivalent experience leading delivery of large scale, complex development projects

  3. Proven experience autonomously and successfully managing multiple projects and coordinating with internal staff and external consultants, vendors and other stakeholders to ensure project success

  4. Experience with a range of project management tools and software, (e.g. Google Suite, Excel, project management software, PowerPoint, etc)

  5. Proven experience leading negotiations with City and other relevant Authorities Having Jurisdiction to deliver critical development agreements

Public Compensation:

$188,000/year to $256,000/year + bonus + equity + benefits
