Resolution Capitol Management Roving Maintenance Engineer in Bethesda, Maryland

Headquartered in the Washington, DC region, Resolution Capitol Management is a 3rd party property and asset management provider for commercial real estate owners/investors across the United States. We offer a sophisticated and detailed approach to asset and property management by adding value to all aspects of a commercial real estate investment. The current portfolio consists of office, multi-family, mixed-use, warehouse and shopping center/retail.

The Roving Maintenance Engineer shall be responsible for the physical inspection and upkeep of all commercial and residential assets. Tech will inspect individual properties, identify and correct maintenance issues, respond to tenant and owner service requests, and work with the team regarding necessary vendor repairs, required property services and capital projects.

RESPONSIBILITIES

  • On a regular basis, review and maintain all building systems to include HVAC, plumbing, electrical, lighting, energy management, fire protection, structural, hardware and keying.
  • Ensure tenant and owner service requests are completed in a thorough and timely manner utilizing the work ticket system.
  • Regular inspection of all areas of the building(s) and report deficiencies as well as suggestions for improvements to ownership.
  • Possesses knowledge of safe and efficient operation of all equipment, power, and hand tools
  • Responsible for keeping equipment rooms and other related mechanical areas as well as common areas, clean, organized, and safe.
  • Work closely with the Senior Property Manager and team in monitoring of contractors, inspection work, and generating deficiency lists.
  • Assist Senior Property Manager in preparing long and short-term capital budgets.
  • Respond to after-hours emergency calls such as fire, flooding, severe weather, power outages, and other miscellaneous situations as needed.
  • Make sure the exterior of the property is clean with acceptable curb appeal.
  • Maintain care of assigned equipment, tools, and uniforms.
  • Comply with all OSHA regulations and health, safety, and environmental laws.
  • Perform other ad hoc duties as assigned.

QUALIFICATIONS

  • Must have 3+ years of commercial or multi-family experience as a Maintenance Engineer or Tech.
  • Willing to travel to properties in DC, MD, and VA.
  • Valid Drivers License and clean driving record.
