Foundation Communities Floating Lead Maintenance Technician in Austin, Texas
Position Description: The Lead Maintenance Technician oversees the maintenance department and takes a hands-on approach to the completion of all projects. Primarily responsible for maintaining organizational and industry standards for safety and physical integrity of the building, focusing on the appearance of the community and working within established budget at all times. Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely manner.
Primary Duties/ Responsibilities
Oversee Daffodil Apartments as Lead Maintenance for a minimum of 2 days a week.
Assist with Lead Maintenance or general maintenance duties at other FC properties as assigned
Be able to take direction from staff at different locations
Ensure all vacated apartments are thoroughly restored to market ready status, and that service requests are completed in a timely manner
Monitors and replaces lights as necessary
Repairs and/or replaces windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, mini blinds, faucets, sink plugs, washers, holes in the walls
Repair all appliances, HVAC, plumbing and electrical issues and reports problems to Community Manager
Monitors and changes locks, and make keys as necessary
Performs interior repairs to sinks and bathtubs, and minor repairs and replacement of bathroom tile
Supervises maintenance staff (Assistant Maintenance, Make Ready and Porter) when performing Lead Maintenance duties at other properties and schedules work to be performed
Minimum Requirements
4-6 years of practical experience with demonstration of required skills
EPA Universal Certification
Knowledge of OSHA requirements
Must have a valid Driver’s License
Preferred Requirements
Make ready experience helpful with advanced knowledge of pools, plumbing, electrical, etc.
Fair housing training and certification for Apartment Maintenance Technician
Drywall and painting experience
Working Conditions
An occupational exposure to blood or other potentially infectious materials can be expected. May be asked to clean up bodily fluids with appropriate training and personal protective equipment provided.
Physical Requirements
While performing the duties of this job, the following functions are required:
CONSTANTLY: standing/walking, bending/stooping/squatting, pushing/pulling, grasping/gripping, reaching above the shoulder, climbing, lifting between 0 and 25 pounds.
FREQUENTLY: coordination of hand/eye/foot, finger dexterity, lifting between 26 and 50 pounds.
OCCASIONALLY: lifting over 100 pounds.
Compensation
$25.00/hour
