HVAC AND EPA UNIVERSAL CERTIFICATIONS REQUIRED (CPO CERTIFICATION A PLUS)

PAY RATE COMMENSURATE WITH EXPERIENCE - $24.00 /hr

One (1) FT Position Available:

Monday – Friday from 8:00 am – 5:00 pm

Essential Function of Position

The Maintenance Technician is responsible for the maintenance, repair, and upkeep of residential properties. This role involves performing various tasks to ensure the safety, functionality, and aesthetic appeal of the properties, as well as responding to maintenance requests from residents in a timely and efficient manner.

Duties and responsibilities

Listed below are the typical duties and responsibilities of this position. Other duties may be assigned as needed.

Key Responsibilities

Maintenance and Repairs:

  • Conduct routine inspections of residential units to identify maintenance and repair needs.

  • Perform repairs and maintenance tasks related to plumbing, electrical systems, HVAC systems, appliances, and general building structures.

  • Troubleshoot and resolve maintenance issues promptly.

  • Maintain and repair common areas, including hallways, stairwells, and recreational facilities.

    Preventative Maintenance:

  • Implement a preventive maintenance schedule to proactively address potential issues and extend the lifespan of equipment and systems.

  • Replace or upgrade equipment and systems as needed to ensure energy efficiency and compliance with safety regulations.

    Emergency Response:

  • Be available for on-call duty to respond to maintenance emergencies, such as leaks, power outages, or heating/cooling failures, outside regular working hours.

    Documentation:

  • Maintain accurate records of maintenance activities, including repairs, inspections, and equipment inventory.

  • Document expenses and report them to management.

    Resident Relations:

  • Interact courteously and professionally with residents when performing maintenance tasks or responding to service requests.

  • Address resident concerns and complaints promptly and effectively.

    Safety and Compliance:

  • Ensure compliance with safety regulations, building codes, and health standards.

  • Conduct regular safety inspections and take corrective actions as necessary.

  • Maintain knowledge of relevant Maryland and local regulations.

    ATTENDANCE AND PUNCTUALITY ARE MANDATORY.

    Supervision

    Received by Employee: All higher levels of Operations management.

    Exercised by Employee: May be asked to administer occasional supervisory responsibilities.

    Qualifications and Requirements:

  • High school diploma or equivalent.

  • Previous experience in residential maintenance or a related field is preferred.

  • Knowledge of HVAC, plumbing, electrical, and general repair techniques.

  • Strong troubleshooting and problem-solving skills.

  • Ability to work independently and as part of a team.

  • Excellent communication and customer service skills.

  • Basic computer skills for record-keeping and communication purposes.

  • Valid driver's license and reliable transportation.

    CERTIFICATES, LICENSES, REGISTRATIONS

    Valid Driver’s License, HVAC, EPA Universal Certification REQUIRED

Specific vision abilities required by this job include close vision, distance vision, color vision, and depth perception. Must wear safety attire when appropriate.

    WORK ENVIRONMENT

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.
