DLP Capital Community and Lease-Up Manager in Allentown, Pennsylvania

The Community and Lease-Up Manager will oversee all operations, lease-up efforts, and initiatives for Dream Grand Plaza, our newly developed community, while collaborating closely with the Real Estate Management team. Your primary objectives will include stabilizing the asset, meeting proforma expectations, and ensuring its long-term success. You will act as the main point of contact for communication with development, operations, ownership, investors, lenders, and stakeholders, while also driving year-over-year financial targets.

 

What you have already achieved: (Requirements) 

  • 2-4 years experience with lease-up operations and stabilization operations

  • Ability to create absorption schedule for occupancy expectations

  • Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws

  • AppFolio experience a plus

  • Solid financial acumen & excellent negotiation skills a must

  • Excellent interpersonal skills & ability to work independently but also be a team player

    What you are great at: (Responsibilities) 

  • Work closely with the DLP marketing team to develop materials and signage for community branding.

  • Maximize revenue potential by attracting prospective renters through innovative strategies.

  • Identify new opportunities for DLP Capital, focusing on innovation and growth.

  • Serve as an intermediary between the Development and Management teams, coordinating meetings and ensuring smooth communication.

  • Accept, walk, punch, and warranty all units and building/asset needs, assuming operational and management responsibility from the Construction/Development team.

  • Provide weekly updates on leasing stats, traffic, and targeted expectations to ownership/stakeholders and bank/investors.

  • Oversee outreach, corporate client plans, PEP, and messaging to the public.

  • Create a Business Plan for Year 1 Acceleration & Success Strategy, conduct market surveys and research, develop pro forma revenues for budgeting, establish rent schedules, assemble and manage onsite operations teams, plan marketing efforts, and develop absorption plans.

  • Conduct pre-construction reviews and oversee the lease-up to stabilization phases of new developments.

  • Ensure lease-up targets are fully achieved and lead the Year 1 success of Dream Grand Plaza, including ancillary revenues.

  • Act as the owner's representative on Dream Grand Plaza, ensuring its success through stabilization.

  • Lead the staffing and lease-up plan for Dream Grand Plaza.
